Find a trusted professional

It’s important to understand that not all inspectors and inspection companies adhere to the same levels of professionalism and training. But, above all else, ensure they’re a member in good standing with a professional association like InterNACHI, certified and licensed in regions that have mandatory licensing.

At A Buyer’s Choice Home Inspections, we require our inspectors to undergo rigorous training – well above industry standards – including technical, business and field training before they actively begin inspecting properties.

A home inspection should take several hours to complete. That’s because the inspector is checking all built-in appliances, all mechanical, electrical, gas and plumbing systems, roofing, foundation, attic, gutters, windows and doors.

Pay attention during the inspection

If you follow along as the inspector works, you’ll have a better idea of what he/she is seeing. Viewing problems firsthand will help you understand what’s serious, what needs immediate attention, and what’s worth mentioning but only requires you to keep an eye on it in future (these details will also be included in the report).

At the same time, a home inspection also shows you what’s working well in a home – it’s not all about problems. Our inspectors help educate potential buyers on everything to do with the property that’s being inspected.

The inspection report can help with your negotiating power if more serious issues are uncovered, but don’t expect suggested repairs that aren’t pressing to be addressed by the seller.
